Project Description

Project Overview: This project was originally a request from Kent County Council to source and deliver specialised new accommodation for up to 7 young adults with eating-related conditions, including Prader Willi Syndrome (PWS) and PICA.

The site is extremely well-located for the proposed resident group, being within a 10-12 min walk of community amenities without distractions from local fast food outlets and food shops. The generous plot allows for outdoor communal spaces for the residents. The building is designed for enhanced energy efficiency. 7 new studio flats are specially designed for health and quality of life outcomes of tenants. Specially designed communal space to ensure management of food and exercise. Level access garden spaces for relaxation and activity. Dedicated on-site staff/office space for resident care and support. Level access throughout. Assistive technology enabled.

Coral Role: Full end-to-end role. Originate project, validate need, source site, identify parties, construct commercial terms, work with specilaised care providers and UK specialist care groups to develop design brief/options, confirm commercial viability, and submit a planning application. To act as Client Representative for the Care Operator on mobilisation, construction, and delivery

A wide range of delivery options were considered, eventually focusing on a well-located, but ‘tired’, building with the ability to refurbish the existing space for communal activities, and to build out self-contained new accomodation to the rear of the property.

Outcome: Site secured, specialist care provider identified, commercial viability proven. Project on-going – at the planning submission stage.
