Project Description

Project Overview: Coral was tasked with creating/defining an innovative and viable supported living development, and to obtain planning permission for the proposed scheme.

This project was commissioned by a Social Impact Investment Fund. Kent County Council (KCC) were one of the original project parties and were using the project to assess the potential to develop council in-house care and support services. The design of the building was largely informed by KCC support requirements. The building was designed for enhanced energy efficiency, and to help minimise tenant energy bills.

The site is well-located within a 10-minute walk of a thriving town centre, within a 2-minute walk of public transport, and with access to green spaces nearby.

The configuration was 12 x 1-bed flats over 2 floors for adults with learning disabilities and/or autistic adults. The building included communal space and on-site staff/office space for tenant safety and support. Lift and level access throughout. Assistive technology enabled. Enhanced fire protections. Screened secure communal gardens.

Coral Role: Full responsibility for finding the site, confirming need and requirements, designing suitable accommodation and spaces, structuring commercial terms, proving commercial viability, managing the project, and delivering an approved planning permission.

Outcome: Planning permission successfully achieved for the Social Impact Investment Fund
