Project Description

Project Overview: Assess potential value-creating options on a plot of land in the green belt with a health and care covenant.

The site is well-located within a 10-minute walk of a thriving town centre, within a 2-minute walk of public transport, and with access to green spaces nearby.

These specially designed new homes were approved by Kent County Council (KCC) to help address the acute shortage of suitable homes for supported living in the county, and to enable adults with care and support needs to live more independent and fulfilling lives. A private courtyard development of 10 x 1-bed flats for adults with learning disabilities and/or autistic adults. Communal space inside and outside. Dedicated on-site staff/office space for tenant safety and support. Level access throughout. Assistive technology enabled

Coral Role: Assess potential uses on site to meet health and care covenant. Work with Adult Social Care commissioners to confirm accommodation need and requirements. Assess development density and use. Develop site layouts. Identify parties, construct commercial terms, develop design brief/options, and submit a planning application.

Outcome: The planning application was refused on the grounds of ‘green belt’. A revised scheme was submitted and is awaiting a decision.
